We begin by scheduling a meeting to discuss your home buying goals and answer any questions you have about our services and how we can best serve you!

The first step before beginning your home search is to obtain loan pre-approval and establish your budget. If you don’t already have a Lender, we will get you connected to some trusted referrals and facilitate the call for you. If you’re a cash buyer, we can skip to step 2!

Once you’re ready to begin working with Southern Hill Homes, we’ll take you out for coffee or meet over the phone to go in depth regarding your ideal home wants, must-haves and deal breakers.

We can help you narrow down which neighborhood would be a good fit for you based on your community needs, budget and the market. We are passionate about helping people find the the city or neighborhood that will be the best fit for them.

We will set you up on our MLS property search and have all homes that meet your ideal criteria sent to your email for review. This includes new properties on the market that often are listed days before public listing websites. We can help asses the listings to go over your wish list and help determine if they’d be worth your time to tour.

Once you find some homes you’re interested in buying; we will personally arrange a home tour for you on any desired properties. If you are local, we will provide the walk-through together in person. This process will continue until we find the perfect property that you’d like to put on offer on. We want you to find the home that will be a good match for you, never pressuring you to buy before you are ready.

If you are buying from out of the area, we gladly record a room-by-room interior and exterior tour and upload you the videos of each property for your review. We’ll take extra time to note any possible areas of concern. We can also go back to any top properties with a live call walk through to answer questions on the spot.

We will help you determine a competitive offer and create a strong contract that has your best interest at heart.

Our team is knowledgeable about navigating counter offers, contingencies and other terms that come up during the offer and home buying process. We can help you understand and come to an agreement, while advocating and going to bat to secure the best deal for you.

We provide you with referrals and can schedule your appraisal, inspection and any additional desired appointments such as radon or mold inspections. If repairs are needed, we can help discuss with the sellers and get you connected to local professionals.

You’re almost there! We will walk you through the closing process and associated costs with your Lender and schedule your home closing with a trusted local Title company. We will always be there in person to answer any questions as you sign the papers to become home owners.

Our favorite part! We get to hand over the keys to your new home or investment property and celebrate this incredible milestone with you. We’re always here to lend a hand with helping you get into your new home or help facilitate loose ends if you’re making an out of area move.
